When it comes to referencing, we judge each case individually and tailor the process to your landlord’s requirements. For example, a prospective tenant who has been living with their parents will not have a previous landlord reference so we would request that a guarantor could be utilised instead.
Our standard referencing procedure is as follows:
- Administration Fee of £270 including VAT for a single occupant, plus £60 including VAT to credit check additional tenants or guarantors*
- Proof of ID
- Proof of income (such as wage slips or benefit entitlement)
- Bank Statements
- Proof of current address
- Previous landlord reference
- Employer Reference
- a minimum one month’s rent deposit
- a month’s rent in advance.
*Please note that this fee is non-refundable should you withdraw interest in the property or fail to pass the credit check and referencing process
Terms and Conditions: If the prospective tenant becomes uncontactable 10 days or more at any point in the process this will be regarded withdrawing interest in the property.
Cleared payment must be received 7 days prior to moving into a property (unless otherwise agreed) – if payment is not received 7 days prior to the confirmed check-in date we will have no choice but to postpone the check-in date. If you wish to change your check-in date within 7 days before you are due to move in, there will be an administration charge of £60 including VAT for the preparation of a new tenancy agreement. Likewise should you lose your tenancy agreement at any point and require another copy, this can be arranged for the fee of £60 including VAT.
Administration fees are payable by credit/debit card as we do not accept cash in the office. A £1.00 fee will apply.
For managed properties, other avoidable fees stated in the tenancy agreement include £30 including VAT for late rent payments and £30 including VAT for missed inspections.

We also carry out a full photographic inventory on all managed properties when the previous occupant moves out to make sure that you’re happy with the condition of your new property on the day that you move in!
Our check-out procedure at the end of your tenancy is carried out in the same manner of a full photographic inventory to be compared with the initial schedule of condition. For this service, a fee of £60 including VAT will be levied from your deposit. You will receive a copy of your photographic inventory and this can be used for any disputes you may have with proposed deduction charges from your landlord.
Many of our tenants are very happy with their properties and wish to continue renting with us! As above, we will always do our utmost to find you a new home and will reward you with discounted fees for your loyalty as we understand you will already need to pay a new first month’s rent and deposit. However if you want to stay in your current property, you can either renew via periodic (monthly ‘roll-on’ tenancy) free of charge or we can draw up a new fixed term Tenancy Agreement for £120 including VAT.
Finally we ensure all landlords are legally compliant; every single one our properties has a full landlord’s gas safety certificate and energy performance certificate carried out so you know that you and your family are in safe hands.
